We provide a comprehensive sprinkler system inspection service.  This service is always preformed during our tune-up service however we are often called upon to provide this service alone for a property being sold.  We have a long list of realtors that call on use for this service regularly.  Having a functioning in-ground automatic sprinkler system adds significant value to a home’s value. 

If you are the seller or the seller’s agent, we recommend that you allow us to go through your sprinkler system prior to putting it on market.  This will allow us to make any necessary repairs and adjustments before the home inspection is performed.  In addition to the repairs we will provide you with one of our custom schedules indicating how many zones the system is and where they are located.  Having this information attached to the wall above the controller streamlines the sprinkler portion of the inspection by letting the inspector know what he is looking for quickly and move on.  For example, we have dealt with issues being reported such as: zones not working when they are drip zones and working properly but not visible, or zones not coming on when they don’t exist and rain sensors preventing the system from operating, etc.

A realtor can tell you that home inspectors always generate a report with a laundry list of repairs and recommendations.  We make sure your sprinkler system doesn’t end up on the list.  Before leaving we will affix our company sticker to your sprinkler controller with our contact information should the buyer or buyer’s realtor have any questions.  Finally, we will document on your invoice with our logo and company information that the system has been inspected by us (a licensed and highly reviewed irrigation company) and add the disclaimer:


“This sprinkler system has been recently inspected, serviced and is functioning properly as designed.”


If we are coming in after the fact and the home inspector has red flagged the sprinkler system for something, then we do everything the same way just quicker meaning we will push you to the top of our schedule as best we can.  We recognize that all parties are anxious to close.   

In many cases we have assisted the new buyers or buyer’s realtor on how to operate the system over the phone and in some cases, we have even sent a tech back out to assist them on how to operate the controller (if they are having trouble) the day of the final walk through.  Attention to detail and a solid commitment to our clients’ needs is why we are on speed dial for so many real estate agents.
